Hold on just a minute! I know that the house you are about to have built may seem like everything you have ever dreamed of. Take a few minutes though and let’s make sure it really is everything you hoped. Sometimes we want something so badly, we don’t look at it from all the angles we normally would. You want to make sure this isn’t one of those times and that your home really is your dream home, functioning as a part of your entire families lives, filling all of your needs and wants. Your new home builder may not know to ask these questions, they will assume you have done the research already.
First, and this is best done before you buy land, is the neighborhood going to fit you? There are a lot of neighborhood questions you should look into. If you have kids, have you questioned neighbors all around for a few blocks to get to know them and see if they have kids around the same ages? Are most of the neighbors renters or owners? If you are younger or older, without kids or kids long gone, are the other people in the neighborhood mostly in your age range? Are these people you are ready to spend a part of your life with? Does the neighborhood have an association? If they do, is it oppressive or proactive? What are the local schools like?
Also, to ensure the design of the home is right for you, try visiting the land during different times of the day. Is there excess noise on a regular basis, or unpleasant smells? The traffic from an unseen highway can be very loud, or perhaps there is a sewer access nearby that stinks really badly during the heat of the day. Also, what about window placement, what may be a dream during the day could be a peeping Tom’s dream at night.
Other things to think about are the cities expansion plans, it is worth checking to see what proposed or planned projects there are. You might find that they are planning to out a high-voltage power line through your back yard. Also, what is the water quality like? Check some past reports because that can be something hard to rectify once you are stuck.
Getting your dream home is within your reach and we have no doubt that the hard work now will pay off in the long run. Do your research and make sure you are working with a new home developer who is looking out for your best interests and who will work with you and address your concerns.
